Event Description

Join REIA in welcoming Kyle Williams, a fellow REIA Member and Vice President and Account Executive with Investment Property Exchanges Services, Inc., known as IPX1031, for a discussion on 1031 exchanges.

Properly structured tax deferred exchanges allow businesses and individuals to defer capital gains taxes under IRS Code 1031. The exchanges are financial tools that most real estate investors should have at their disposal as a means of building and preserving wealth.

The IRS Code allows investors to defer (postpone) paying income taxes on gains from the sale of investment real property, if the proceeds are reinvested into equal or greater "like-kind" property. A like-kind property exchange might be one real estate investment property for another, such as an exchange of vacant land for a rental house, a rental house for a multi-family rental, etc. Assets can be repositioned through 1031 exchanges throughout your entire life to make the tax picture even more interesting.

The deferral - not elimination - of tax through a 1031 tax exchange means that the payment of capital gains on the sale of your property is postponed, making more money available for the new property. It is, in effect, like the federal government is loaning part of the money for your next deal!
